The Pike Place MarketFront – a 40-year Vision to Complete the Market Historic District


For the first time in 40 years, Pike Place Market is growing with the “MarketFront.”  The Market-centric project will convert a .75-acre surface parking lot on Western Avenue into a dynamic public plaza with fantastic views of Puget Sound and Olympic Mountains, table space for farmers, craftspeople and artisan purveyors, commercial space, low-income housing, a neighborhood center, and 300 public parking spaces. 

The site is within the Market Historic District and was part of the Friends of the Market's original plan for Pike Place Market. The MarketFront will complete the district, created in 1971, and will connect to the main arcade via the Desimone Bridge.

Site History

The Municipal Market Building formerly occupied the site. The building caught fire and was subsequently torn down in 1974. Due to the active Burlington Northern Santa Fe train tunnel underneath the site, original plans to build on the site from the 1970s were long shelved due to the cost of construction over the tunnel. 

Timing of the MarketFront 

The removal of the Alaskan Way Viaduct and subsequent loss of parking under the Viaduct gave Pike Place Market the unique opportunity to reclaim the site of the former Municipal Market Building. Replacement parking funds from the City of Seattle and the state are driving the timing of the MarketFront, based on the need to replace parking spaces that will be lost when the Viaduct down. The site’s location on the western edge of the Market will provide future access to the central waterfront development and create a dynamic link from the west to the Pike/Pine corridor.

  • 30,000 square-feet of open public space encompassing a public plaza and viewing deck from the Desimone Bridge
  • Dozens of farm and craft stalls on the roof terrace
  • 12,000-square-feet of commercial and retail space for artisan purveyors
  • 47 new daystall tables for farmers, crafters and artists 
  • 40 low-income housing units for seniors
  • 300 covered parking spaces and 33 bicycle spaces
  • 1 new Neighborhood Center with additional social services
  • Multiple public art installations

Project Timeline

Construction will begin in early June 2015. The Pike Place Market PDA is currently negotiating leasing agreements for the new tenants in the commercial space, which will feature an on-site brewery and restaurant with views of Elliott Bay, among other artisan producers. To open prior to the final demolition of the Alaskan Way Viaduct, the project is scheduled for completion in 2016.


Funding for the $73 million project comes from the PDA, parking mitigation funds from the City of Seattle and WSDOT, a $9 million capital fundraising campaign led by The Market Foundation, low-income housing tax credits, grants, PDA equity and debt, new market tax credits and grant funds. The PDA funded the initial exploratory design concepts along with support from the City of Seattle. 

Pike Up! is a $9 million capital campaign launched by The Market Foundation to help fund the MarketFront project. For the first time in 30 years, Market supporters have the opportunity to engrave a name or message into Pike Place Market history through Market Charms, which will hang on the new MarketFront as an art installation, or bronze Piggybank Hoofprints, leading to the MarketFront Plaza.
